"Aoyuan Beyond Era"Launched on the "China High-speed Rail Economic Summit" Organised by China Aoyuan Property Group

(15 September 2013—Guangzhou) Organised by Nanfang Daily Media Group in associate with China Aoyuan Property Group, the "China High-speed Rail Economic Summit" was held in Aoyuan Golf Hotel in Guangzhou. Mr Long Yongtu, chief representative for negotiation of China"s entrance into WTO, former vice-director of Ministry of Foreign Trade and Economic Cooperation and former council member and permanent secretary of Bo Ao Forum , attended the summit and made a speech on the topic of "How enterprises outperform under the new domestic and foreign trade structure". Mr Li Zhenwei, chief technical officer of World Union Properties, discussed on the topic of "Facilitating urban development with high-speed rail economy" to highlight the development potential of high-speed rail economy and Guangzhou South Station.
Other attendees include Mr Jiang Hongqing, an experienced expert on China"s property market and vice-chief planner of Architectural Design Research Institute of South China University of Technology; Mr Peng Peng, Research Director of Guangzhou Social Science Academy, Wang Shuyu, vice chairman of Aoyuan Group as well as many press media, banks, corporate and chamber of commerce in the Pearl River Delta region and investors.
Long Yongtu: China"s economic miracle shall persist with high-speed rail facilitating the development of new manufacturing industry in China
"Premier Li Keqiang has recently made a very incisive anticipation on the current economic situation. His first point was that, China"s economic miracle would persist. This is a direct retort to the smearing on Chinese economy. Our miracle will not fade but will continue. The second point was about the Chinese economy in the second quarter, or, the enhanced economy of China. What is the core element for that? That would be the improvement in quality and efficiency." Remarked Mr Long Yongtu during his speech. Mr Long focused on explaining the relationship between high-speed railway economy and the manufacturing industry in China. He believed that high-speed railway is of importance in facilitating the growth of the manufacturing industry of China. Meanwhile, online services, peripheral consumptions and services and commercial services arising from high-speed rail are themselves the most advanced modern service sectors. During the process, such development, lead by the commercial property sector, will gain much popularity and profits. As a result, high-speed rail will be posing a significant influence on the development of the commerce sector and service sector as well as propelling the urbanization of China.
Li Zhenwei: Guangzhou South Station as a hub of transportation network shall deliver more significant pervasion effect than that as just a border station
According to Mr Li Zhenwei, transportation of Guangzhou, a core city in South China, contributes for both the expansion of economy into and connection with other regions. Such transportation hub specifically means the Guangzhou South Station. As a support for high-speed rail economy, the South China Station consolidates various means of inter-region transportation and creates a low-commercial cost service industry for the pan Pearl River Delta region. It is possible that the station could concentrate the economy activities to become a new icon of the city and provide new rooms for economic growth. Distances are shortened due to the convenience and efficiency of railway transportation, providing mobility for property markets. With the government"s significant investment in the Guangzhou South Station section and entrance of commercial property developers, the property value of the region shall benefit.
The station area with on-going enhancement shall take the role in facilitating future commercial and trade transformation and upgrades of Guangzhou, stated the experts.

As a participant in the planning of the Guangzhou South Station, Mr Jiang Hongqing suggested the concept of "traffic flow bonus". As a preliminary estimation, there will be a passenger traffic of 400,000 per day. Together with the "boundaryless cooperation" emphasized in the planning of Pearl River Delta region, the hub effect of Guangzhou South Station shall become the key. It will definitely become the commercial and trade centre of South China expanding towards the entire nation.
Regarding the impact of the station on urban structure, Dr Peng Peng stated that Changlong and Wanbo, included in the greater Guangzhou South Station section, will bear more complex functions and become the new center of Panyu or even Guangzhou. To a larger extent, the development of Guangzhou South Station is due to the more and more established transportation network in the area, which demonstrates its core function as a transportation hub. This is more important than the section planning itself. In addition, Dr Peng mentioned about the concept of an "economic passageway", according to which, high-speed rail and city rail stations along the railway will become the hot spot for development with much value concentrated at the hub station.
Aoyuan Beyond Era much sought after as the first property in the central axis connecting Guangzhou South Station
As the organizer of this summit, Aoyuan Group held a grand releasing ceremony during the event, unveiling the first property item in the central axis connecting Guangzhou South Station named "Aoyuan Beyond Era" . According to Ms Wang Shuyu, vice chairman of Aoyuan Group, the positioning of Aoyuan Beyond Era is closely related to commercial trade, convention and exhibition. She suggested the concept of "shop-style apartments and offices". At present, monthly rentals for offices near the Guangzhou Station reach RMB 250-300 / s.q.m., catching up with that of Zhujiang new town. Most of them are used as shops and exhibition halls. From the usage perspective, these offices can become good compliments of the small shops on the ground floor and first floor thanks to its spacious and nice design for exhibition. As a network station property situated at the future commercial and trade center section, Aoyuan Beyond Era shall have its features developed towards this direction.
Aoyuan Beyond Era is situated at the core commercial circle of Guangzhou South Station, atop of the metro line #2 and occupying the two sides of the central plaza. It is 500m from the east exit of Guangzhou South Station. Aoyuan Beyond Era is developed under 2 phases, with a gross floor area of approximately 180,000s.q.m.. The first phase, named Beyond Era Tower, is situated at the northern central axis of the station with a land area of 4596 s.q.m. and GFA of 49245 s.q.m.. It is comprised of a separate tower and ancillary commercial facilities. It mainly comprises LOFT apartments and single-level apartments" of 38-100 s.q.m. and some prime street shops of 37-205 s.q.m. along the central axis of Guangzhou South Station. The project is currently open for subscription registration and is expected to be launched in October.
